Ask any experienced landlord about their biggest headache and security deposit disputes will be near the top. The tenant says the scratch was already there. You know it was not. Without documentation, it becomes an argument nobody wins.

What Makes a Good Inspection Checklist

A thorough inspection checklist covers every room systematically. Walls, ceilings, floors, windows, doors, fixtures, outlets, closets, appliances, and plumbing. Each item gets a condition rating and space for specific notes. Both parties sign at the end.

When to Use It

At minimum: move in and move out. Smart landlords also do periodic inspections every 6 months. Use a tablet during the walk through and fill it out with the tenant present. Take photos alongside each section.

Our Rental Property Inspection Checklist is a 5 page fillable PDF covering living areas, kitchen, bathrooms, exterior, and signature sections.
